Instead of having good traffic to my landing pages somehow I am not able to covert those leads into actual sales? Can you tell me why is that happening to me?

Landing pages are all about solutions. You have to present a problem and if your audience is facing the same problem they will surely be interested in learning the solution to the problem. Then explain how this product or service can solve this problem. Solutions, Benefits and profits of having that product will let them order, not the cold hearted features.
